Beds/Baths: 5 beds, 4 baths, 3,963 squares

Purchase Price (4/2021): $1,525,000

Asking Price: $2,375,000

Difference: +$850,000 (!)

Commission (5%): -$118,750

Total Gain: +$731,250

In April 2021 our seller laid out $1,525,000 for this big bomber and just three years later is demanding an $850,000 windfall for his troubles. The current Wishing Price of $2,375,000 represents a 55-percent increase in value since he purchased.

I just can’t with these greedheads.

And I blame the listing agent too. Why would they agree to such a ridiculous asking price? It’s easy to criticize sellers for coming up with astronomical prices since they’re gluttonous shitbirds, but the realtor has an obligation to push back and educate their clients about the realities of today’s Big Bear market.

I mean, unless realtors don’t actually want to collect their commissions? Is that a thing? Because last I checked you can’t earn a sales commission if there isn’t, you know, a sale.

I cannot fathom why realtors go along with buyers’ fevered fantasies about what their houses are “worth” only to watch the listings rot for months. Do agents just want bragging rights for having “the most listings in Big Bear” without regard to whether the house actually sells? Maybe they’re confident they’ll be able to talk their deluded client into lowering the price later on? I don’t get it.

This place looks pretty nice but I don’t see how it’s worth $2,375,000 unless it can be transplanted to a lakefront plot.

At first the elevated dishwasher threw me off, but on second glance that’s actually pretty smart:

And check out this tiny bed for your little cub! Very cute.

Anyhow, are you interested in helping this fuckface get rich? Here’s what you’re looking at:

Purchase price: $2,375,000

Down Payment (20%): $475,000

Monthly Payment: $16,133/mo (@7.4%)

These palatial estates on Switzerland will always be an object of desire. Very unique and exclusive. But this dude is out of his mind if he thinks buyers are going to line up to pay $2,375,000.

Sigh. Add this property to the growing pile of overpriced turkeys clogging up the MLS.

What do you think?
